Rate and Rental Details

• We collect a $500 deposit per week (or less) in order to reserve Sandpiper’s Nest. Upon arrival, the deposit becomes a refundable damage deposit. Assuming no problems, the deposit will be refunded within two weeks of your departure.
• Taxes of 9% are additional to the stated rental rate. The full rent and taxes are due and payable 8 weeks in advance of your arrival date.
• Holiday up charges are $500 for Sandpiper’s Nest and apply to the following weeks: Easter, Memorial Day, July 4th, Thanksgiving, Christmas, and New Years.
• We have three night minimums between September and February, except for Thanksgiving, Christmas, and New Years, which are weekly minimums.
• Between March 1 and Labor Day, we rent only by the week, Saturday-Saturday.
• Cleaning fees for weekly or longer rentals are optional. You can pay a cleaning fee of $150 and do no cleaning OR pay no cleaning fee but agree to do the following: wash all dishes and kitchen supplies; wash at least one full load of sheets or towels; leave the grill clean; empty the kitchen of all opened food items; put all trash and garbage in the supplied tie bags, and put all furniture and accessories back where you found them.
• For nightly rentals, we charge a cleaning fee of $150.
• We cannot offer refunds once the house is booked unless it becomes uninhabitable or unless we are able to re-rent for the same time period and price. We encourage all renters to obtain trip cancellation insurance. For all renter-incurred cancellations, we charge a 10% management fee .
